  • Water Heater Replacement

    We rely on it to provide hot water for washing our dishes, to clean our laundry, and to take our showers as hot as we like, for as long as we want. We ask this of our hot water heaters every single day, and it provides this without fail. So, it should not come as a surprise that degradation of your hot water heater begins on day one. With regular maintenance, the typical tank can last an average of 7-12 years, depending on several factors including but not limited to maintenance, location of the tank, and demand for hot water. Without upkeep, the average lifespan is around 5 years. If you are unsure of the age of your water heater, check the manufacturer’s stickers on the tank; this label will have model and serial numbers, as well as your water heater’s manufacture date.

  • Symptoms of Hot Water Heater Failure

    -Minimal to No Hot Water: As hot water heaters age, mineral deposits build up, it becomes increasingly difficult for water to reach the heating element in a hot water heater. Do you hear a banging or crunching sound while the water is running coming from your heater? It’s probably time to replace your unit.


    -Rusty-colored Hot Water: This is a sign that your hot water heater is rusting from the inside out. This is a serious problem and needs to be addressed right away.   • What size tank do you need?

    The size of your home and the needs of your hot water heater will greatly affect the cost of replacing your hot water heater.


    30 gallons: These smaller tanks will do well for small households with two to three people. Expect to pay anywhere from $300 to $900.

    40 gallons: You may want this size if you have three to four people in your house. These generally cost about $569 to $1,500.

    50 gallons: Fifty-gallon tanks are recommended for homes of four to five people. You will pay between $400 to $2,300 for this size.

    75 gallons: These supersized tanks are for houses with more than five people. They can be anywhere from $800 to $3,000.

  • Cost: Why does installing a Hot Water Heater cost so much?

    Replacing your hot water heater is a little pricier than some other appliances because installation involves several different elements. Keep in mind that most states require a licensed plumber to install the heater, so doing it yourself is not an option. The total price for your installation may include:

  • Electric or Gas

    Electric Water Heater


     An electric tank water heater usually costs around $750. Electric tankless heaters will cost a little more, at around $1,660. The cost to run this sort of heater for a year will vary based on local power rates. On average, it costs somewhere between $200 and $450 to pay for energy for this heater type.


     Gas Water Heater


    Gas water heaters have a higher up-front cost, with the price of a gas tank water heater averaging around $850. The yearly energy cost for this sort of heater is lower, though, so when you calculate the cost over the lifespan of the hot water heater, it is usually cheaper. It usually costs about $220 to $350 to run a gas water heater for a year.

  • Maintenance

    To avoid having to replace your hot water heater sooner than is necessary, there are several steps and preventative measures you can take to upkeep your hot water heater, even allowing it to last up to 15 years.


    Adjust the thermostat to 120 degrees. You could save up to 5% in energy costs for every 10 degrees you lower the temperature, plus you will reduce the risk of scalding.

    Always maintain 2 feet of clearance around the appliance unless the manual specifically states otherwise.

    Drain about a quarter of the tank a few times a year to remove sediment and debris. Turn off the cold-water supply, hook up a garden hose to the drain valve, then run into a bucket until the water is clear. If the water remains cloudy, briefly open the water supply valve to stir up remaining sediment and drain the tank again. This also makes the unit operate more quietly.

    Annually test the temperature-pressure relief valve by quickly discharging it two or three times. Following the testing, keep an eye out for small leaks from the valve.

    Insulate older units with a fiberglass jacket to improve efficiency, being careful to avoid contact with the flue (newer units already are insulated — check your owner’s manual to make sure). Also, insulate the hot and cold-water pipes
